Baza Avenue Land Development
The project has started in November 2016, Baza Avenue, Tarzana, and consists of building a luxury single residential dwelling on a sharp hill with a great view
The lot is 6,500 square feet, and the building is planned to be 3,000 square feet. The architectural style is modern. The house will have three bedrooms, three bathrooms, one powder room, one living room, one dining room, and a two-car garage. We finalized construction permits on August 11, 2018, and construction started in September 2018. By December 2020, the rough construction, framing, plumbing, electrical, and roof-deck are completed.
Challenge
We have decided to build 3,000 square feet house on the very sharp hill land. LA is one of the toughest cities to build, and building code changes can have unintended consequences. For example, Only the hauling permit caused us 9 months of delay due to the environmental approvals and hearings.
Also, Pandemic has slowed down the construction process drastically.
Solution
To cope with the delay caused by the city requirements, we decided to add more value to our project and improve our know-how.
First, we edited architectural plans to build an environment-friendly greenhouse.
Secondly, we had time to analyze and select better our sub-contractors.
Thirdly, we focused more on other fields like design, remodeling, and home improvement supplies.
Achievements
Our first goal is to build a creative, functional, and environment-friendly single residential house which would exceed our target customers’ expectations and most challenging needs.
Our second goal is to finalize the project construction and list the house in the second quarter of 2021.
